For this project, Etegra focused on the adaptive reuse of an abandoned Target Store to create a new, positive and spiritual space for the Lutheran church.  Christ Memorial Lutheran Church (CMLC)’s commitment to growth and change in their mission was matched by our commitment to help them fulfill it in their new location.

We focused our services on issues of traffic, visibility, space programming, and forward planning in the areas around the new space.

Our financial evaluation provided both ourselves and the client a basis for the use of the excess space in the building for commercial purposes, as well as the master planning decisions about the location of CMLC in relation to the overall site. This involved issues of traffic, visibility, space programming and future development.

Based on this information and our evaluation of the potential for CMLC’s use of various areas of the building, we arrived at a feasibility evaluation and subsequently a master development plan for the building and site.
